Solutions to Reduce Returned Mail
1. Make sure you place OR CURRENT RESIDENT on your mailings. This significantly decreases the number of returns. This may not reach the intended recipient but it does get your name in front of a prospective client.

2. Use the feature Help Remove Old Loans..: << Checking this box will attempt to restrict results to "Open" loans.

3. Use the feature Zip+4 Addresses Only for the address you will send to.

4. When exporting or printing labels use this feature…Skip records with no Zip Code

5. Instead of searching from the Mortgage menu use the Property menu to create your mailing lists. You can do any type of search and check Owner Occupied and Mortgage Attached?: (returns properties with mortgages). Since our data from Property menu is constantly updated (unlike our seasoned mortgage data collected years ago) the mailing addresses will not result in the same number of returns.

6. Focus on the success of the mailings not the return mailings.

Information about Returned Mail
1. All mailing lists have some percentage return. Your returned mail could be as high as 30% if the addresses are older than 2.5 years.

2. Due to the requirements of Enhanced 911, many addresses have changed. These changes are necessary so that emergency personnel can locate correct addresses quickly. Unfortunately, there was no notification of these changes to other service providers. Corrections are made as soon as they are discovered.

3. We are not able to connect every loan to a property. This cuts down on the number of loans we consider old loans. We are always continuing to work to improve how we establish which loans are old.
